Why Sod Installation is Worth the Investment for Your Commercial Property

Jen Lang • November 2, 2023

Businesses, from commercial leased properties to brick-and-mortar companies, must consider the aesthetics of their location. Sure, the inside of your space matters, not just the exterior facade, but the landscape can make or break a potential client or customer’s perception of your property.

sod in a commercial property

Sod, or turfgrass, is an easy landscaping solution that can transform a lacklustre, uninviting outdoor space into a lush, green, visually appealing haven.

Read on to learn how landscaping and sod installation can lead to increased foot traffic, sales, or tenant rates, higher property values, reduced maintenance costs, and even improved air quality and environmental benefits.

Discover the Multifaceted Benefits of Sod Installation:

Curb Appeal and First Impressions

First impressions are critical to commercial property owners. A lush, sodded lawn with maintained shrubs alongside a memorable hardscape entranceway can quickly draw attention and invite potential customers, clients, and visitors. A well-maintained landscape shows curb appeal, pride, and professionalism. And because you care about your property, others will, too.

Enhanced Property Value

A professionally designed and maintained landscape can add significant value for commercial property owners. Beautiful landscaping, including sod (turfgrass) installation, provides one of the best ROIs of any improvement. For potential tenants, clients, customers, and visitors, the appeal creates a sense of quality and a feeling of wanting to be part of it.

The increased appraisal value provides long-term investment protection and helps secure steady sources of income.

Simplified Maintenance

Sod installation is a quick, efficient way to achieve a lush, vibrant lawn and offers several advantages over seeding, including less ongoing maintenance:

  • Immediate establishment: Because sod is already established before installation, it provides instant coverage, reducing your time and effort in helping it grow.
  • Fewer weeds: Sod’s dense, healthy growth is a natural weed barrier.
  • Water Efficiency: Since sod has a well-developed root system that requires less watering than newly seeded lawns, it contributes to water conservation and saves you money on your water bill.
  • Less mowing: Sod gives your lawn an even, uniform appearance, unlike seeding, which can be uneven and patchy and require numerous cuts to maintain an even height. Sod’s consistent growth reduces the need for frequent mowing.

Robustness and Longevity

Sod can withstand damage from wear and tear, such as heavy foot traffic or a children’s play area, maintaining your commercial property’s appealing appearance — crucial for businesses relying on their positive image to attract new clients and customers.

By
investing in sod and its durability, resilience, and natural regenerative abilities, commercial property owners can reap the benefits of long-term cost-effectiveness and an aesthetically pleasing Calgary lawn that leaves a lasting impression.

Improved Air Quality and Environmental Benefits

Sod naturally purifies and improves air quality by capturing airborne pollutants, including pollen, dust, and particulate matter. The dense grass blades in a healthy lawn trap particles, preventing them from becoming airborne and reducing the risk of illnesses and respiratory issues — especially beneficial in urban areas with higher pollution levels.

Turfgrass can help create a cleaner, more sustainable environment by:

  • Biodiversity: Providing a habitat for small wildlife, insects, and micro-organisms, contributing to local biodiversity.
  • Noise and Erosion Reduction: Acting as a natural barrier.
  • Enhancing aesthetics: Creating a visually appealing green space and fostering a sense of community and well-being.
  • Resource Conservation: Conserving natural resources by reducing the need for excessive fertilizers, pesticides, and watering and minimizing the negative environmental impact of chemicals.

Erosion Control

Commercial properties with a sloping terrain can use sod to prevent soil erosion. Installing sod perpendicular to the slope creates a protective blanket shielding the soil from the elements. Therefore, sod:

  • Stabilizes the soil
  • Absorbs excess water
  • Retains valuable topsoil
  • Acts as a filter
  • Prevents sediment runoff

Turfgrass maintains the ecological and structural integrity of commercial property lawns, benefiting property owners by adding to the aesthetic appeal.

Regulatory and Compliance Benefits

Environmental sustainability and community well-being are becoming hot topics, with more local governments and municipalities encouraging green landscaping practices by offering incentives and enforcing regulations.

For example, some places have zoning regulations requiring green landscaping for commercial properties. Noncompliance will affect the property’s permitted use and future expansion.

Incentives in the form of tax credits or grants can influence owners to adopt eco-friendly landscaping strategies. Sod installation is an asset for commercial property owners to maintain compliance with environmental zoning regulations while contributing to a sustainable urban landscape.

A healthy, lush lawn doesn’t happen by accident—it requires the right care and maintenance. One of the most effective ways to promote strong, vibrant grass is through aeration. But what exactly is aeration, why is it important, and when should you do it? Let’s break it down. What is Lawn Aeration? Lawn aeration is the process of creating small holes in the soil to allow air, water, and nutrients to penetrate deeper into the root zone. Over time, soil can become compacted due to foot traffic, heavy lawn equipment, and natural settling. Compacted soil makes it difficult for grass roots to access the essential elements they need to thrive. Aeration alleviates this compaction, promoting healthier root growth and improving overall lawn health. The Key Benefits of Aeration Enhanced Nutrient Absorption – Aeration allows essential nutrients, water, and oxygen to reach the root system more effectively, leading to stronger, healthier grass. Reduced Soil Compaction – Frequent use of your lawn—whether from kids playing, pets running, or regular mowing—can lead to compacted soil. Aeration helps break up this compaction, allowing roots to grow freely. Improved Root Development – Deep, well-developed roots are key to a resilient and drought-resistant lawn. Aeration encourages roots to expand deeper into the soil. Thatch Reduction – Thatch is a layer of dead grass and organic matter that can build up on your lawn, blocking water and nutrients. Aeration helps break down thatch, improving soil structure. Stronger, More Resilient Grass – With better access to nutrients and oxygen, your lawn will be greener, thicker, and better able to withstand stressors like heat, drought, and heavy use. When is the Best Time to Aerate Your Lawn? Timing is crucial when it comes to aeration. The best time to aerate depends on the type of grass you have: Cool-Season Grasses (Kentucky Bluegrass, Fescue, Ryegrass): Aerate in early spring or early fall when the grass is actively growing. Warm-Season Grasses (Bermuda, Zoysia, St. Augustine): Aerate in late spring or early summer when the grass is in peak growing season (These varieties are not common to see in Alberta). In Southern Alberta, because of our soil type, we recommend aeration be done at most once a year for most lawns. If you have installed new sod or grass seed recently, it is recommended that you wait around 2 years before aerating it for the first time. If you notice water pooling on the surface, thinning grass, or difficulty inserting a screwdriver into the soil, it’s a good indication that your lawn could use aeration. How to Aerate Your Lawn Aeration can be done using either a spike aerator (which creates holes by pushing spikes into the soil) or a core aerator (which removes small plugs of soil). Core aeration is the most effective method for reducing compaction and improving soil health. If you’re not sure how or when to aerate, hiring a professional lawn care service can ensure the job is done right. Final Thoughts Aeration is a simple but highly effective way to keep your lawn healthy, resilient, and beautiful. By aerating at the right time and following up with proper watering and fertilization, you’ll enjoy a greener, thicker lawn that stands up to the elements.
